- Noise Policy: Pedregal enforces a no-noise policy after 9 pm. No loud outside music is permitted.
- Supervision Requirement: All children under 13 must be supervised by an adult at all times.
- Rental Liability & Damage Waiver: Guests must sign the Villa Lands End rental liability/damage waiver and provide a valid ID and credit card.
- Event Restrictions: No events and parties are allowed without the owner’s approval. The number of guests must not exceed the limit specified in the Rental Agreement.
- Community Rules: Guests are expected to follow all community rules, including noise ordinances and respect for security personnel.
- Damage Reporting: Any existing damages must be reported within 24 hours of arrival.

Best Experience Imaginable
We stayed here with a group one friends in July and were blown away with both the house and service.
First, the house is a perfect setup for large groups. Every seating area is quite large so it’s easy for all the guests to hang out in all the sections of the house. There are great communal places and great smaller spaces for some quiet time. The pool is a great size with an unimaginable view. Literally can’t be beat. There is not bad room and all come with their own attached bathrooms which eliminates the awkward situation where one person or couple gets stuck in the “worst” room.
The service is what really sets this place apart. The whole crew is there to take care of your every need and to make sure you’re enjoying your stay. They honestly anticipate your needs and are usually one step ahead of you. I’ve stayed at One and Only Palmilla and Las Ventanas and the service at this house is far beyond those. The food and drinks they make are top notch as well. Special shoutout to Kareem and Pepe. I cannot recommend this house strongly enough.
Some notes I would make would be to bring cash! We never use cash back in the States but cash was needed for the groceries and the dinner service which added up. It became a pain point that I wish we knew about before heading there.

Villa Lands End far exceeded our expectations and provided the ideal setting for our three-generation family getaway. The villa’s location is nothing short of breathtaking, offering spectacular views of sunrises, sunsets, and daily humpback whale sightings. Multiple cozy seating areas, including the luxurious infinity pool, made it easy to soak in the beauty around us.
Cabo Connections delivered exceptional hospitality throughout our stay. Karim, Frankie, and Roberto treated us to gourmet dining experiences that delighted everyone in our group. Their friendly service and ability to accommodate various dietary needs made each meal a highlight—especially the dinners, which were worth every penny of the add-on. The festive drinks served poolside each day were another crowd-pleaser!
Our concierges, Mike and Val, made our trip seamless and stress-free. Mike was an excellent communicator who ensured the house was fully stocked before our arrival and expertly handled all our transportation arrangements. Val went above and beyond to cater to the new parents in our group, providing cribs, high chairs, and baby gates, all set up and ready upon our arrival. She checked in regularly to make sure everyone was comfortable and had what they needed.
